Reframe Systems raises $40M to scale its robotic microfactories for home building

Reframe Systems, a robotics company using physical AI to industrialize home construction, today announced said it has raised $40 million. The company said the funding will help it scale its microfactory network across North America.

Currently, the U.S. is short 4.5 million homes. Reframe said this problem stems from the construction industry’s fragmented nature. Most houses are build by hand, involving 25 or more subcontractors that are drawing on a shrinking pool of skilled trades.

Reframe hopes to address this issue by building a network of automated microfactories near communities where homes are needed. This allows the company to adapt production to different zoning requirements, climate conditions, and architectural styles.

“The housing shortage is an abstraction until you’re the person who can’t find a home in the community you want to live in,” said Vikas Enti, co-founder and CEO of Reframe Systems. “Developers are demanding faster, energy-efficient, climate-resilient homes and we are answering that demand. With our technology, we’re able to deliver infill housing, such as a triple-decker in Somerville in 180 days and help families in Altadena rebuild wildfire-resilient bungalows in months instead of years.”

“With our model, every home we deliver makes the next one faster and cheaper to build, because our software, robotics and network learn from each deployment,” he said. “That demand is why we’re expanding, and why we’re now targeting one million homes by 2040, five years ahead of schedule.”

Reframe to open a new microfactory in October

Reframe plans to expand its production capacity by opening FAB1, a new microfactory in Billerica, Mass. The company plans to begin operations at FAB1 on Oct. 5. This means it will achieve full factory readiness in just 70 days from receiving the keys. The factory will use less than $5 million in equipment. Reframe designed FAB1 to produce up to 500 multifamily units or 250 single-family homes annually.

So far, Reframe has completed 10 homes which range from accessory dwelling units (ADUs) to triple-decker apartments. Eight of these homes are already occupied.

Over the next year, Reframe plans to deliver 114 more units. The company aims to build 1 million homes worldwide by 2040.

At Adams Circle in Devens, Mass., Reframe is finishing 12 units for delivery. It has a five-story apartment building in Roxbury and a development in Thornton, N.H., next in the factory pipeline to build.

In Altadena, Calif., Reframe is completing a wildfire-resilient bungalow and an ADU to help a family rebuild after the fires.

“After the fires, we were being told that a traditional construction rebuild could take years and could cost far more than we could afford. Reframe streamlined the process, secured the permits, coordinated with a contractor, and is completing our new wildfire-resilient home in months at a cost that worked for our family,” said Jonathan Talbot and Marisol Talbot, homeowners of the Altadena bungalow. “That difference in timeline, cost, and security allowed us to move forward with confidence.”

More about the funding round

Energy Impact Partners (EIP) led the funding round. It also included investments from Counterpart Ventures, E12 Ventures, Global Brain, Thin Line Capital, Up Partners and LACI Impact Fund. The company saw support from existing investors Eclipse, VoLo Earth, Cubit Capital, RA Capital Management (Planetary Health), MassMutual Catalyst and Nor’easter.

The additional capital positions Reframe to accelerate home delivery in New England and deploy additional microfactory capacity across North America. It aims to bring its robotics-enabled homebuilding to the communities that need it most.

Reframe Systems was founded by former Amazon Robotics leaders Vikas Enti, Felipe Polido, and Aaron Small in 2022. At Amazon, the three helped to scale automation systems and deploy more than 500,000 robots across Amazon’s global fulfillment network.
